JKRERA Crackdown: Illegal Colonies Inspected in Udhampur; Developers Face Heavy Penalties

Udhampur January 16, 2026 — The Jammu and Kashmir Real Estate Regulatory Authority (JKRERA) has launched a significant crackdown on unauthorized real estate developments by conducting intensive on-site inspections throughout Udhampur district.

A specialized inspection team, spearheaded by JKRERA Deputy Secretary Esha Chib, identified several housing projects in the villages of Phangyal and Tikri that were being actively developed without the mandatory RERA registration.

These unauthorized operations pose a significant risk to potential buyers and violate the legal framework established to ensure transparency and accountability in the real estate sector.Following the inspections, JKRERA has served formal notices to the developers of these illegal colonies, demanding an explanation for their non-compliance within a strictly stipulated timeframe.

Under the stringent provisions of the RERA Act, developers found operating without registration face severe legal consequences, including heavy financial penalties that can reach up to 10% of the total estimated cost of the real estate project. This move serves as a stern warning to promoters attempting to bypass regulatory oversight in the Jammu division.

Authorities have reiterated that under Section 3 of the RERA Act, it is strictly prohibited for any promoter to advertise, market, book, sell, or offer for sale any plot, apartment, or building without prior registration with the Regulatory Authority. The JKRERA’s proactive stance in Udhampur is part of a broader mission to protect home-buyers from fraudulent practices and to ensure that all real estate growth in the Union Territory follows planned and legal protocols.
